Range reflects clubhouse size, amenity count, pool/fitness restroom frequency, event load, and whether you need day-porter hours. Small condo association with a single clubhouse sits near the low end. Master-planned communities with multiple amenity buildings and high-season daily service land higher.

Per-event clean fees quoted separately. Walkthrough is free and the owner personally attends every HOA walkthrough.

Trash removal, glass, floors, restrooms deep clean, supply restock. Custom scope documented per property and shared with your property manager in writing.

Do you service pool restrooms and amenity bathrooms?

Yes — these are the highest-visibility restrooms in any community. We handle pool bathrooms, tennis/pickleball restrooms, and fitness locker rooms with frequency matched to usage. Daily in season, 3x weekly off-peak, with restocking and deep disinfection on a documented schedule. Residents notice when pool restrooms are clean — and notice even more when they aren't.

Can you handle event cleanups?

Absolutely. Pre-event setup clean, post-event teardown, and board-meeting prep. Owner's Clubs, holiday parties, HOA annual meetings, and resident events — we show up before and after. Just give us the community calendar and we build it into the schedule. Major events (200+ guests) may have a modest per-event surcharge documented up front.

Do you provide reporting for our board?

Yes. Monthly cleaning logs, issue flags (fixture damage, supply shortages, graffiti, safety issues), and photo documentation on request. We built reporting for boards who need to justify vendor spend at the annual meeting — not bury it. Your property manager gets a clean paper trail every month.

Is insurance coming, and what are your current coverages?

We're a registered Florida LLC. General liability and workers' comp are in the final stages of binding — certificates will be provided before first service and filed in your management office. We'll never start work at your community without documented coverage in your files. When you ask for a COI, you get it same-day.
